SUMMARY:
This request is for a renewed residential lease agreement for trauma physician housing at the Creekbridge Apartments, located at 1498 Constitution Boulevard in Salinas, California, with continued occupancy of Unit 201. Natividad Medical Center is designated as a Level II Trauma Center and must maintain the availability of trauma physicians to respond promptly to critically injured patients. Under California Title 22 requirements and standards established by the American College of Surgeons, trauma surgeons must be available to respond to the trauma resuscitation room within 15 minutes of patient arrival. Maintaining housing in close proximity to the hospital helps Natividad Medical Center meet these response-time expectations and supports continuous trauma physician availability.
DISCUSSION
The renewed residential lease for Unit 201 at Creekbridge Apartments is beneficial to Natividad Medical Center because it supports the operational requirements of its Level II Trauma Center. Trauma patients often require immediate evaluation and treatment by specialized physicians, and timely physician response is an essential component of providing appropriate trauma care. Housing the trauma physician in close proximity to the hospital allows the physician to respond quickly when needed and supports the trauma program's ability to maintain the required level of physician availability.
No significant issues have been identified with the continued use of Unit 201 for trauma physician housing. Renewing the lease will allow Natividad Medical Center to maintain an established housing location that supports the timely availability of trauma physician services for critically injured patients.
OTHER AGENCY INVOLVEMENT:
The Office of County Counsel has reviewed and approved this residential lease agreement as to form, and the Auditor-Controller has reviewed and approved as to payment provisions. The residential lease agreement has also been reviewed and approved by NMC’s Finance Committee and by its Board of Trustees on October 2, 2026.
FINANCING:
The cost for this residential lease agreement is $31,560 of which $21,040 is included in the FY 2026-27 Adopted Budget. Amounts for remaining years of the agreement will be included in those budgets as appropriate. There is no impact on the General Fund with this action.
BOARD OF SUPERVISORS STRATEGIC PLAN GOALS SECTION:
This request supports the Board of Supervisors’ Safe and Resilient Communities strategic initiative by ensuring continued access to timely trauma physician services for critically injured patients in Monterey County. Maintaining residential housing in close proximity to Natividad Medical Center supports the trauma physician’s ability to respond promptly to emergency trauma cases and helps sustain the medical center’s Level II Trauma Center capabilities, contributing to a safe and resilient healthcare system for the community.
