Approve and Authorize the Contracts/Purchasing Office to execute a fifteen year Lease Agreement with WLKST Partners, LP, for 4,857 square feet of space located at 65 West Carmel Valley, Road, Carmel Valley, CA for use by MCFL. Direct the Auditor Controller to make lease payments of $5,965.00 per month, effective July 1, 2015.

RECOMMENDATION:

It is recommended that the Board of Supervisors:

a. Approve and authorize the Contracts/Purchasing Officer to execute a fifteen-year Lease Agreement with WLKST Partners, LP, for 4,857 square feet of space located at 65 West Carmel Valley Road, Carmel Valley, California, for use by the Monterey County Free Libraries, Prunedale Branch;

b. Direct the Auditor-Controller to make lease payments of $5,965.00 per month, effective July 1, 2015, and in accordance with the terms of the agreement; and

c. Authorize the optional extension of the Lease Agreement for two (2) additional five (5) year terms under the same terms and conditions, and make minor revisions to the Lease Agreement if deemed by the Contracts/Purchasing Officer to be in the best interest of the County.


SUMMARY/ DISCUSSION:

The Monterey County Free Libraries, Carmel Valley Branch has occupied 4,857 square feet of space at 65 Carmel Valley Road, in Carmel Valley, California, since July 1999. The Department has continued to occupy the space on a month-to-month basis since July 1, 2014. The property has been recently sold to WLKST Partners, LP, on April 2015. The Department desires to remain at this location under terms and conditions of a new lease agreement. This action provides for the continued occupancy by the Department through June 30, 2030. The monthly rent is $5,965.00 per month. The Lease Agreement provides for two (2) additional five (5) year terms under the same terms and conditions, with a 10% rental increase at the end of each five (5) year extended term.
