RECOMMENDATION:
It is recommended that the Capital Improvement Committee receive a Quarterly Budget and Schedule Status Report on Schilling Place Tenant Improvement, Project 8862 (Project), for the period ending December 31, 2016.
SUMMARY/DISCUSSION:
Key schedule components and budget status are summarized below.
Budget and Schedule: The overall Project is on budget and schedule.
Design: Design is complete.
Construction Contract Award: Contract award to Ausonio Incorporated is complete
Milestones: The next milestones include: Construction completion February 21, 2017, start of tenant move-ins April 3, 2017, completion of tenant move-ins June 30, 2017.
Construction: Above ceiling electrical/ data work, tiling in restrooms/gym, storefront framing, carpeting, painting, casework shop drawings, coordination of moving existing furniture, site demolition/grading, and door hardware clarifications in process. Staff anticipates construction schedule will slip but at this time no time extension claim has been submitted by the contractor.
Roof: Warranty work on water intrusions continues as discovered.
Move Coordination: Support to tenants as they prepare for their moves continues. Seating matrix listing computer and phone numbers coordinated with a seating floor plan and cubicle/room number signage completed. Adjustments made to move schedule to accommodate tenant requirements and possible construction delay.
CEQA : Project is Categorically Exempt.
OTHER AGENCY INVOLVEMENT:
RMA-Public Works coordinated with the County Administrative Office and all selected agency tenants who will reside at Schilling Place to develop the Project Plans and Specifications.
FINANCING:
The project is financed by Certificates of Participation (COPs) in the amount of $52,000,000 issued for the specific purpose of completing both the Schilling Place and East/West Wing renovation projects. Specifically, the Schilling Place Tenant Improvement Project is funded by a COP allocation of $16,000,000 and County funds in the amount of $1,497,566 for a total project cost of $17,497,566. Total expenditures through the end of this quarter are $6,441,908. Funding for this project is contained in Fund 404 - Facilities Master Plan Projects.
